Acceptance of These Terms
We provide roofing services to homeowners in Hillsborough, NJ, including roof repair, roof replacement, roof inspection, and emergency roof repair. By requesting an estimate or allowing work to begin, you agree to these terms.
If you do not agree, please do not engage our services.
Service Description
We perform the specific services outlined in your written estimate. Our scope includes labor, materials, and disposal as specified.
All work is performed by a licensed and insured team according to building codes and industry standards in Hillsborough. Services span roof maintenance, roof coating, skylight installation, metal roofing, shingle roofing, slate roofing, cedar shake roofing, emergency roof repair, storm damage repair, and chimney flashing.
We do not warrant defects discovered after the job begins or damage from causes outside our scope.
Estimates and Pricing
Our estimate is valid for 30 days from the date issued. Pricing is based on information known at estimate time.
If we discover damage—rot, decay, structural issues, or code violations—during the job, we notify you and provide a supplemental estimate before proceeding. Hidden damage beneath existing roofing is common in Hillsborough homes due to weather exposure.
We proceed with additional work only with your written approval and will document all changes on a change order.
Warranty
We warrant labor and workmanship for one year from completion. Manufacturer warranties on shingles, metal roofing, slate, and cedar shake remain the manufacturer's responsibility and are not extended by us.
We do not warrant storm damage, hail damage, wind damage, settling, or age-related deterioration. We also do not cover damage from ice dams, ponding, or deferred maintenance. Report warranty claims within 30 days of discovery.
Payment Terms
Payment is due upon completion. We accept cash, check, and credit card.
For jobs exceeding $5,000, a 50% deposit schedules your work and the balance is due upon substantial completion. Unpaid invoices accrue interest at 1.5% monthly.
Cancellation and Changes
If you cancel after we order materials or schedule labor, you remain responsible for non-refundable costs incurred.
Changes to scope, timeline, or design must be requested in writing and approved before proceeding. All change orders are added to your final invoice.
Limitation of Liability
Our total liability for any claim does not exceed the amount you paid for that specific job.
We are not liable for indirect or consequential damages—including business loss or property damage—except as required by law. You are responsible for obtaining adequate property and liability insurance coverage.
Governing Law
These terms are governed by New Jersey law. Any legal action must be filed in Hillsborough County courts.
Both parties agree to attempt resolving disputes through negotiation before pursuing litigation.
